What’s Included In a Home Inspection?
The Items listed below are all part of the standard home inspection checklist as identified in NYS Subpart 197-5 Standards of Practice for Home Inspectors. It may not be possible to inspect all of the items listed below because of, but not limited to the following reasons: Lack of access; Obstructions/Stored items; Item not present on Home; Hazardous conditions.
- Structural Elements -Construction of walls, ceilings, floors, roof and foundation.
- Exterior Evaluation – Wall covering, landscaping, grading, elevation, drainage, driveways, fences, sidewalks, handrails, fascia, trim, doors, windows, lights and exterior receptacles.
- Roof and Attic – Framing, ventilation, type of roof construction, flashing and gutters. It does not include a guarantee of roof condition nor a roof certification.
- Plumbing – Identification of pipe materials used for potable water and waste pipes including the condition and function of: Toilets; Showers/Tubs; Sinks; Faucets.
- Systems and Components – Water heaters, furnaces, air conditioning, duct work/distribution, chimney, fireplace.
- Electrical -Main panel, circuit breakers, types of wiring, grounding, exhaust fans, receptacles, ceiling fans and light fixtures.
- Appliances–Dishwasher, range/oven, refrigerator, washer/dryer, garbage disposal.
- Garage–Slab, walls, ceiling, vents, entry, firewall, garage door, openers, lights, receptacles, exterior, windows and roof.
What Is Not Part of a Standard Home inspection?
Below is a list of commonly asked for services that are not part of a standard home inspection, or require a specialized contractor for a full evaluation (This list does not include everything that is excluded from a standard home inspection). There are many components that are inspected for basic function, however a home inspection is limited to a visual inspection. For example, a furnace is inspected for basic condition and function, but a full evaluation would need to be performed by an HVAC technician.
- Mold Testing – Indications of mold-like substances will be identified, but a proper determination must be completed by a NYS Certified Mold Assessor. Requires an additional fee if deemed necessary.
- Asbestos Testing – Indications of asbestos-like substances will be identified, but a proper determination must be completed by a NYS Certified Asbestos Contractor.
- Radon Testing – Requires an additional fee
- Chimney Inspection – A basic Level 1 cursory examination of a fireplace and chimney will be performed. A level 2 inspection of the flu line must be performed by a chimney sweep.
- Water Quality Test – Requires an additional fee
- Well Flow Test – Requires an additional fee
- Sewer Scope/Septic Evaluation – These services need to be completed by a septic service/plumber.
- Excluded Items(But not limited to): Pools, Spas, Saunas, Docks.
